Treatment: Coverage for delay in start-up (DSU) and soft costs can be added to a project-specific builders risk policy, but it cannot usually be added to a blanket builders risk or installation policy. To establish the premium, the owner must supply you with:1. an amount of insurance representing their actual and reasonable expected amount of insurance. It is not reasonable (nor insur-able) to guess the correct amount of insur-ance the owner needs for this coverage as you likely do not know their fiscal budget. 2. theamountofinsurancesoftcoststheyneed to insure and to a value required. Often, owners working with trade contractors include this clause without thinking, as many procurement staff do not understand insurance coverage. It is best to ask them to remove the requirement well before the bid due date and deadline for questions.
